Please remember when instructing a contractor, they are attending at your specific request, therefore you are liable for the cost in the first instance. You will need to retain a copy of the invoice (VAT where applicable) with full details of work carried out. Without this information, unfortunately it will not be possible to negotiate reimbursement from the landlord. If an out of hours call out charge is excessive to attend to non-emergency maintenance you may remain liable for a proportion or all of the cost so please consider this before onstructing someone to attend.

You should ensure that anyone you appoint holds industry qualifications and has public indemnity insurance.
