Tenancy Agreement FAQ's

Ground 1 refers to the notice we can serve to the tenants in order to regain possession of the property should we be instructed to by the landlord. Most initial tenancies are for a fixed term of 12 month. A section 21 notice can only be served once 4 months have passed to bring the tenancy to and end at the end of the fixed term. A minimum 2 months notice is required. If the tenancy lapses onto a Statutory Periodic, 2 months notice can be served by the landlord at any point to bring the tenancy to an end. Should a tenant wish to terminate a statutory periodic tenancy, one months notice is required 

If the landlord has opted for a professional inventory, it will be carried out by an independent clerk a few days before your tenancy is due to commence when the property is vacant and any pre-tenancy works are complete. You can then expect to hear from our clerks direct to schedule a check in appointment at the property to go through, sign and mutually agree that the condition of the property at the start of your tenancy is accurately reflected in the document. This will form the basis for comparison when the check out is conducted at the end of the tenancy after you have vacated. We appreciate moving home is a very busy time but it is really important you allocate some time to the check in, preferably within 1-2 working days of the start of your tenancy. We will email you a copy of the unsigned inventory with your move pack to give you an opportunity to read through the document in your own time before the accompanied check in appointment. We will send you a copy of the final signed check in report by email for your own records. 

For professional properties, Sandersons would notify the local council and water boards (waste + fresh) of your new occupancy. It is the responsibility of the tenant to set up accounts for electric, gas (where provided) and communications.

For properties in our student portfolio we would do the same as above, unless you have opted for our inclusive bills package paid for with your rent. If that is the case, you would not need to notify any of the suppliers and setup any accounts. Students are exempt from council tax but in the event your circumstances change, you would be responsible for payment to the council as it would not be covered by the student bills package.
