Overview

GUIDE PRICE £1,000,000

Property Description: Guide Price £1,000,000 - £1,200,000. If location is what you are after, then you will find this property hard to beat. Situated on the edge of the prestigious village of Pilton this property has charm, character and rural views from almost every window. The cherry on the top is the vista from the paddock over fields to Glastonbury Tor which is simply stunning.

This individual house was built with an eye to detail and the dressed stone front façade, draped with Virginia Creeper, has stone mullion arched windows making this a truly unique property. The open-plan kitchen/dining room with breakfast bar is a place to gather and, with the sitting room and garden room leading off, gives a real feeling of space. The kitchen has painted fitted units and a country feel with wooden work tops and porcelain sink. There is a wall-mounted oven with grill above and a large induction hob. The dining room is partially open-plan to the sitting room in that there is a shared ornate wood burner that sits between the two rooms, perfect for wintery evenings. The sitting room, which has exposed stone walls and two south facing arched windows, is an impressive room yet still has a cosy feel. The garden room is light and bright and there is a real feeling of connection with the garden and outside space.

The large laundry/boot room was once the original kitchen and there is scope to create another reception room/study while still maintaining a laundry room. There is a door from this room out to the area at the back of the house which, at present, has two very productive greenhouses.

From the spacious entrance hallway, stairs lead up to the three good-sized double bedrooms, which are all light and bright with views extending over the garden to the field beyond. The 'Jack and Jill' style bathroom with doors from the landing and from the main bedroom is a 'wow' and would certainly warrant featuring in a copy of 'House and Gardens'. It is spacious in its proportions, is light-filled and has a double walk-in shower and a fabulous free-standing bath. This room is large enough to create an en-suite for the principal bedroom and still leave a good-sized family bathroom.

The principal bedroom is well proportioned and characterful with two south facing arched windows and exposed stone walls. As mentioned there is a door from this bedroom to the bathroom. The two further double bedrooms are again of a good size with plenty of wall space for furniture and both have West facing windows over-looking the garden with views beyond.

If the fantastic location suits you but you need more bedrooms, there is scope to extended the property (subject to the usual consents) adding a fourth bedroom or to link the house with the garage creating a ground floor studio/guest suite. The extra long single garage was built with development in mind and is double skinned so could easily be converted to living accommodation.

Outside: The garden belonging to this house is certainly of note and as well as wrapping around the property on three sides it extends up the hill to the North. The more formal garden is south and west facing with paved terraces, a deck, a pond and lawned areas. There are borders with mature shrubs and topiary. Further up the garden there are raised beds with vegetables along with cutting beds for flowers. The land then extends up the south facing slope where there is an orchard with a variety of fruit trees including apple, pear and plum. The meadow at the top is part mown with areas left to nature with wild flowers. There is a well placed bench at the top of the meadow which takes in the most wonderful view over the garden to the other side of the valley to the south - looking west the view extends down the valley towards the village with the church spire in the distance and, of course, the iconic Glastonbury Tor.

Early viewing is highly recommended. Houses of this quality in Pilton do not come up often.

Location: The house is situated down a small country lane on the edge of Pilton but within walking distance of all the village amenities. The village of Pilton lies between the towns of Glastonbury, Wells and Shepton Mallet and is known for its green spaces and pretty stone cottages, as well as the world famous Glastonbury Festival (for which the lucky purchaser of this property will get free tickets). This thriving village has a shop, a fabulous pub with venue and garden, post office, playing fields (including skate park and tennis courts), church, chapel, playgroup, allotments, a community orchard and numerous clubs. And is also home to the Pilton Club and Village Hall which acts as a community venue for music, events & functions. Throughout the year the village hosts several well attended events including the village flower show and fete not to mention the Glastonbury Festival. The village is steeped in history with almost 70 listed buildings including the 11th Century Church and the restored 14th Century tithe barn which is now used for a variety of village events. The historic cathedral city of Wells is just five miles away and is the smallest city in England (population 10,000). It’s centre has the market place (local markets held twice a week) surrounded by many medieval buildings including the cathedral and the moated Bishops Palace as well as its bustling high street. Glastonbury is a small but busy town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the majestic ruins of the Abbey. There are regular farmer’s markets in Wells, Glastonbury and Shepton Mallet (just three miles away) and these locations offer a variety of coffee shops, restaurants and independent shops. All the usual supermarkets can be found in any of these three locations and there are great local farm shops including Jon Thorner’s or maybe try the local producer Brown Cow Organics. There are fabulous walks on your doorstep over the surrounding countryside. Just 20 minutes away is the town of Bruton with its boutique shops, famous restaurants and world-renowned Hauser & Wirth Art Gallery. Bristol and Bath and Frome are all within approximately an hour’s drive and a mainline station with trains to London Paddington, is situated less than five miles away at Castle Cary, with further mainline stations at Yeovil, Bristol and Bath. Bristol International Airport is just sixteen miles away.

There is an excellent range of both state and independent schools in the area including the well-respected West Pennard Primary School in the next-door village that has a school bus from Pilton. Millfield School, Wells Cathedral School, The Blue School in Wells, Strode College in Street, All Hallows, Downside School and numerous local primary schools are all accessible from the area.
