The fact is agents do not have any place in the final decisions made over the deposit. Their position is that they preside over a contract drawn up between tenant and landlord. The tenant’s deposit, by law, is required to be registered with an approved scheme and the tenant has the right to challenge any proposed deductions.
If you are in a property managed by Sandersons we do everything in our power to ensure that you get 100% of your deposit back at the end of the tenancy. Our inventory and inspection clerks will give you objective feedback throughout your tenancy with regards to any issues that may arise from how you are living in the property. For many it is a welcomed reminder of which obligations fall on the tenant and to highlight any maintenance for the landlord. We believe that by taking a proactive approach to avoiding common oversights we can benefit all parties.
The truth is, we like nothing better than being able to advise you the landlord is completely satisfied that you have met your obligations as a tenant. We are then the bearers of good news, do not have to carry out on-going difficult negotiations with you or allocate administration time to oversee additional works to the property that could have been avoided.
